Chesterfield dominates the Parade of Homes

During the 66th annual Parade of Homes awards breakfast on Friday at the Hilton Richmond Hotel & Spa in Short Pump, the Home Building Association of Richmond handed out 100 awards – and 56 of them went to addresses south of the river.

The Parade of Homes tour features 91 homes across the metro area – Richmond and the counties of Chesterfield, Henrico, Goochland, Powhatan, Hanover, New Kent and King William. It runs throughout the month of October – there’s a map and accompanying guide to each of the homes, which are opened for public viewing, at richmondparadeofhomes.com – but the judging was wrapped up prior to the event’s kickoff last weekend.

The awards span multiple price points, focusing on design and craftsmanship. The judges also consider curb appeal, floor plans, landscaping and flow and function, along with other criteria. Awards were given for Best Bath, Best Kitchen, Best Curb Appeal, and Silver and Gold for overall presentation for both furnished and unfurnished single-family homes, along with condominiums and townhomes.

Chesterfield was well-represented across all price points and collected more than twice as many awards as Henrico County, which won 24.

“I think Chesterfield certainly has a lot of available land and some really good development teams doing a really good job of creating nice communities with high-end amenities,” says John Waters, vice president of Midlothian-based Biringer Builders, which took home 10 awards, seven in Chesterfield, including a Gold Award in the $1 million and up category. “There’s definitely a lot of great high-end developers in Chesterfield County. I think what you are seeing is a trend that will continue.”

Across the board, the trend in design is toward more traditional styles with a focus on function and detailed finishing touches, says Ginger Slavic, a real estate agent with Long & Foster in Charlottesville, who has judged the Richmond Parade for nearly two decades.

“The finishings just get better and better,” she says, adding that outdoor features also stood out. “We saw waterfalls; we saw outdoor dining areas and cooking areas that were just top-notch. Outdoor living spaces have really improved.”

New buyers are looking for homes that have a resort-like feel, Waters says. “Great porches, outdoor fireplaces, golf greens, swimming pools – bringing the outside in,” he explains. “It’s almost like a West Coast feel that people are looking for.”

Danna Markland, chief executive of the Home Builders Association of Richmond, says that while many of the new homes focus on outdoor living and entertainment, they’re also incredibly functional and efficient.

Builders are “designing to lifestyles,” Markland says, such as adding grandchildren’s suites and incorporating technology that connects the homebuyer with the home: “The little things that make life a little easier.”
